THE IMPORTANCE OF THE DESIGN PHASE DURING PRE-CONSTRUCTION

A successful construction project goes through several stages, but the design stage is arguably the most crucial one. Before construction work starts, the stakeholders, architect, and general contractor gather to review the architectural plans, construction documents, and budget.

Schematic design, design development, construction documents, and construction administration are the four subphases that make up the design phase. Below, we'll go into more detail about these.


Schematic Design

The construction project has only existed as a concept on paper up to this point, based on the developer's or business owner's vision. Construction Documents

Following approval of the final construction design by the building owner or developer, the architect will create a complete set of construction documents and technical drawings for the project. To obtain authorization for the building permit, the paperwork is delivered to your neighborhood municipality. Building approvals are not given automatically, and the time it takes to get them varies. The building department has the authority to accept the construction documents as they are, ask for modifications, or refuse the permit. Working with an architect and a commercial builder with construction experience in your municipality is frequently a good idea.

Construction Administration

The architect turns over the project to the general contractor to start the construction phase of the project after the building permit has been approved. Working with a design-build contractor will help building owners and developers to streamline the pre-construction procedure. Owners and developers can save time and money by working with a design-build contractor instead of hiring an architect for the design phase and then having the work bid out to one or more contractors for the construction phase.
